Starting a home renovation project from scratch can be daunting, especially if you’ve never done it before. There are only so many articles you could read, or questions you could ask, as some things just come up organically as the project gets underway.
After 24 years in the building industry, here are some things to consider if you’re about to renovate your home:
1. Your Budget May Need a Buffer
Even with a detailed estimate, especially in older homes, unexpected surprises (usually the less desirable kind) may come up.
Water damage, weird wiring, code updates, or even a change of plans to better suit your needs are a few things that may happen once the project is underway. We recommend setting aside 10–20% as a smart move that keeps things on track when surprises arise.
Schulte Tip: If you’re budgeting to the dollar, the project may start to feel stressful if things start changing. A buffer buys peace of mind.
2. The Mid-Project Jitters Are Real
You’re half way through the project, cabinets are ripped out of your wall, and you’re suddenly second guessing some of the decisions you made. Seeing a project in progress can stir doubt especially before the final details are in place. But if you hit pause to rethink everything, that can derail your timeline and budget fast.
Schulte Tip: Bring up concerns early and often, especially during the design phase of your project/before ground is broken and materials are ordered. If you’re unsure, ask for mockups, samples, or more time to review before beginning construction.
3. Good Design Takes Time
A beautiful, functional space doesn’t come from rushing through decisions, nor is it a pre-made cookie cutter room. It comes from thoughtful planning, clear communication, and a deep understanding of how you and your family lives. That’s why many projects end up taking anywhere from three months to a year.
Schulte Tip: We’re not just designing to make things pretty, we’re designing to make them work for you for the foreseeable future.
4. The Crew Needs a Point Person
We get it, it’s weird to have people in your home and disrupting the flow (temporarily!). But remodels go faster and smoother when the crew is not constantly waiting on access, tracking down decisions, or navigating crossed wires between partners.
Schulte Tip: Designate one clear point of contact/decision maker and trust the process.
5. An Inspirational Photo isn’t Always Practical
Those dreamy photos you see scrolling through Instagram? They often come from houses with different layouts, budgets, or climates. We’ll always aim to bring your vision to life, but we’ll also have to tell you if something won’t age well or won’t work for your space and your lifestyle.
Our promise: We’ll help you create something even better for you and your family’s needs, not just photo-worthy (but that, too!).
At the end of the day, we want you to love your home and also want the process to be sane for everyone. If you’re looking for clear expectations, mutual respect, and trust in the expertise you’re paying for, contact Schulte Design Build today.
